Why there is no accuracy percentage
This service is new, so the honest version is a short list. Five results in are not a track record, and a percentage built on it would be a number designed to impress rather than to inform. When enough properties have sold, the figure goes here - including if it is unflattering.

Before you post
Say what you saw. Crowd sizes, what the agent quoted you, what it passed in at. That is what helps the next person and it publishes straight away. Anything naming a person and accusing them gets held for a human first, which is slower for you and safer for everybody.

If you are a selling agent: you are welcome to post on any thread about a property you are selling, under your own name, and your reply appears beside the buyers'. That is usually faster and more convincing than asking us to remove something.

How does OfferGuide work?
Why not just use an online property estimate?
An automated estimate has never been inside the property and cannot see that the kitchen is original, that the block is 413m2 rather than the 231m2 on the record, or that the only comparable sale in the suburb was eighteen months ago. It also cannot tell you that the guide is set low on purpose to build an auction crowd. A person reading the actual sales can.
Is an OfferGuide verdict a valuation or financial advice?
It is not a formal valuation, and it is not financial or credit advice. It is a price guide, prepared in good faith from licensed sales data, to give you one more honest data point before you make the biggest offer of your life. Community comments are the opinions of the people who wrote them. We are Bridge Finance, a licensed mortgage brokerage, and we do this because half our clients ask us the same question every week anyway.

Sold for $1,010,000. I was $95,000 light, and the reason was in the same building.
Unit 15 of this block is the same two bedrooms, same two bathrooms and the same 82sqm, and it sold for $1,065,000 in August 2025 - on the record the whole time and not in my comparison. The sales I did use run $865,000 to $970,000 for a two bedder, because they are in cheaper buildings. 7-9 Essex has now done $1,065,000, $1,050,000 and $1,010,000.
It sold $45,000 past my walk-away. Anyone following the numbers on this page rather than reading the argument would have lost the property.
