If you are a selling agent: you are welcome to post on any thread about a property you are selling, under your own name, and your reply appears beside the buyers'. That is usually faster and more convincing than asking us to remove something.
Start from a price-guide pack. Every check is a rule the database enforces too, so anything that passes here will not be rejected on the way in.
Paste the analysis_pack.json the OfferGuide pipeline writes for this address. It fills the ladder, the comparable sales and the history, so the verdict on the site is the same one that went into the PDF rather than a second opinion typed out again.
Worked out from the address, so two spellings cannot open two threads.
Enter the range and the ladder builds itself the same way the PDF does - rounded to $10,000 steps over a million so two rungs can never read as the same number. Then correct any rung by hand.

An automated estimate has never been inside the property and cannot see that the kitchen is original, that the block is 413m2 rather than the 231m2 on the record, or that the only comparable sale in the suburb was eighteen months ago. It also cannot tell you that the guide is set low on purpose to build an auction crowd. A person reading the actual sales can.
It is not a formal valuation, and it is not financial or credit advice. Unit 15 of this block is the same two bedrooms, same two bathrooms and the same 82sqm, and it sold for $1,065,000 in August 2025 - on the record the whole time and not in my comparison. The sales I did use run $865,000 to $970,000 for a two bedder, because they are in cheaper buildings. 7-9 Essex has now done $1,065,000, $1,050,000 and $1,010,000.
It sold $45,000 past my walk-away. Anyone following the numbers on this page rather than reading the argument would have lost the property.
