A good price is about $1,730,000. I would walk past $1,760,000.

  • 2 Young Street is on offer via Contact Agent with an auction booked for Saturday 22 August - 11 days in, and the suburb is thin on stock (only 24 sales in the last 12 months). Domain's guide is $1,500,000, but a $1.5m guide on a fully renovated 5-bed / 3-bath on 710m2 is a quote-under number to build competition - the vendor wants more.
  • It is a two-storey full-brick family home, freshly renovated with three brand new bathrooms, new paint and new carpet throughout, ducted through the living. The floor plan is a proper family layout - 5 bedrooms upstairs (master with WIR + ensuite plus a separate parent's retreat), formal living with restored open fireplace, formal dining opening to a level rear lawn, and a single lock-up garage with an off-street driveway. 222m2 internal on 710m2 with a 17m frontage, and the rear boundary backs directly onto Ku-ring-gai Chase National Park - no rear neighbour, north-facing on the site plan. Bushfire flagged on the RP Data overlay, as expected for a NP-backing block.
  • A renovated 5-bed / 3-bath / 2-car of 222m2 on 710m2, backing onto Ku-ring-gai Chase National Park.
  • 22 St Helens is the anchor. It sold for $1,670,000 in November 2025 and adjusts to about $1,617,000 today after 8.8 months on the Sydney index (quarter -4.14%, year -2.60%).
  • From there: subject beats it on +1 bed (~$70,000), +1 bath (~$25,000), +62m2 internal at $1,500/m2 (~$93,000), a fresh 3-bathroom reno vs 1980 original finishes (~$50,000), and the NP-backing rear (~$30,000). Comp beats subject on land (+220m2 at $275/m2 = ~$60,000). Net ~$208,000 on top of the anchor, which lands 2 Young at around $1,825,000 today. On the same basis 19 Glenview reads $1,744,000 and 4 Harwood reads $1,828,000 - all three inside a $105,000 band.
  • The automated valuations sit lower - CoreLogic $1.43m to $1.65m and Domain $1.38m to $1.82m - because neither has fully priced in the three brand-new bathrooms and the fresh paint / carpet reno, which is worth roughly $50k to $80k on top of the AVM mids.
